Many new home builders offer incentives to purchasers at closing which may not be available from home sellers.
Again, your first step should be to find an agent to represent you in the sale. Remember, the Sales Rep at the model represents the Builder, and only the Builder

If you've decided to buy a new home in Colorado Springs, an Agent can help you make the right choices. Additionally, an Agent normally watches the local builders and will be able to help you compare the builders, their floor plans, their costs, inclusions, and their reputations. This is very important in a fast growing market where there is a lot of growth.

It is important to remember that the builder will include anything you want, for a price. Many of these options DO NOT add to the "value" of your home. For example, the builder would add a GDO for +/- $300. You could buy one locally & install it yourself for about $125. These are extras that will add to your mortgage payment, but not your value. These are items you do for yourself and your future enjoyment.Items that add value are: vaulted ceilings, 5 pc baths, fireplace, etc. These are items that can't easily be added later, not items that can be easily removed or added.

An agent can also show you resale homes built by the builders and you will be able to see how they age, and maintain as well as, be able to compare old and new homes for the best value.
